perhaps a small percentage may do it to maintain liquidity in their personal balance sheet:
why not take a 6% pre-tax mortgage (4% after-tax) for 30 or 40 years (or better yet an interest only mortgage) vs liquidating a portion of the portfolio and becoming debt free?
one can always unwind the position if necessary.
