Real Estate can go down. Substantially. The 20 - 30% that bought at the top with little down and/or exotic toxic loans will get creamed. A 50% haircut is not that unusual. I've seen it in California, I've seen it in Hawaii. My one time partner used to lament the fact that prime farmland in Iowa where he grew up was selling for what it did 50 years ago....$500/acre.
