It's just a transfer of assets so there is no gain in wealth, in fact there is a net loss in total due to taxes and services related to transaction costs. What may be happening is that wealth that was held in financial assets like stocks and bonds may be going into RE instead of staying in equities. Plus, the recipient is probably more likely to put the cash into leveraged RE than their parent was.
