1. where are you coming from?

2. whats the price range your looking for?

3. what 3 things are the most important attributes your looking for?

the comments on the ranch (covenent) are somewhat on target. At least 2mm for a fixer upper. Surrounding areas 1.5 - 2.5mm I would guess. But the school and the community is top notch. Encinitas are mostly tract homes on smallish lots. you'd fit in with the young family motiff. 700 - 1.5 but huge variety surrounding those numbers I think. Disagree its a singles place. Much better single places coastal south. Carlsbad and la Costa are similar to Encinitas. All fine and less expensive areas.
