Two recent observations.

Market in Florida has fallen off a cliff. Turned from red hot in late summer to extremely slow today. We are suppossed to already be in the strong home buying season here. I think a big factor is no one moving up within the area can sell their properties and no one moving from outside can sell either. Illiquidity like nothing I've seen since the mid 1990's.

Flip side. Was just in Houston and Dallas. Building going on like crazy but inventory levels are actually declining. Tons of jobs in non housing related businesses. Not to worry as margins are very low for new homes and foreclosures are very high.

Nothing can save these builders now..
