"What agent would take 4 percent without having some negotiating skill and input to help you deal with the builder's always-one-sided-protect-builder-at-every-turn contract? (Maybe I should rephrase that and ask why you would want someone to get 4 percent of the price you are paying for the house, unless you are getting some agent expertise and service along with that fee?)"

I'm not sure if that 4% come out my my pocket or the builders.If it comes out of the builder's, why not let someone in your family have it? (Especially someone with an I/O loan that will reset in 2 years and who I know isn't doing well?
I've seen other 4 and even some 5% based on faster closing of escrow but this is the only one I remember for sure.

We will register them as your client and follow up with them as homes become available.
