Uh, bubble bursting maybe : ) just kidding, I know nothing is as simple as that. That Merced area was a hotbed of investor activity fueled by the RE boom and anticipation of a new UC Merced opening there. The hope or hype, was that you could rent out to students that were projected to add about 25k (+ faculty) to a population about 80K. Thing is, the new school just opened and students are being added about 1000 per year- not fast enough to fill up dorms AND outside rentals. Thanks for your help regarding co-op fees.
