ild,

that is San Diego MLS, which consists of all the different Assoc of Realtors covering the county. However, it came to my attention recently that the MLS represents a lesser percentage of the total sales. I previously was under the impression that the majority of sales are transacted via a broker but dataquick numbers (which report all transactions) were almost 40% higher for a couple of months last summer.

Therefore, you should see different numbers reported for San Diego than mine since I am looking strictly at MLS reports.

San Diego MLS for sale inventory currently stands at 16570. This is the highest since I started collecting this data back in June of 05, when the inventory was in the 12k range.
