I don't think Florida will get the great influx of boomers it is planning for. Many people I know would go anywhere but. One friend has told his wife she can come and stay at the Ritz Carlton Naples in a suite for a few months and it would be a fraction of the expense of a beach home in Naples.

She has taken him up on his offer and they are both happy. They have no pesky hurricane worries, etc.

I've been here in SW Florida for 12 years now. I came down in anticipation of the second home boom and to get out of the Detroit area while the getting was good. I was early on each but I was able to have a great business for many years. MP
