I call this an excellent flip/trade.

Good grief George, do the math! He's underwater $80K according to my fairly conservative calcs. This in less than a year. Call it a back-flip.

But you're right....it could've been much worse for him had he not bailed.

Still, even though this transaction was disastrous for the flipper, it will nevertheless show up as a statistical increase in median price, while stretching out the time on market and contributing to inventory. Its provides a very comprehensible parable of the trend in housing stats.
