Long rates are much lower now than in May of 2004....I think stating that long rates are "rising' needs to be kept in context. Short term rates have been pushed up relentlessly by the Fed (1% to 4.5%), but long rates have been stubborn.

Just as well, BTW. Vastly overpriced housing limits the emergence of FUTURE middle class productive citizens.

We need to get back to the days when people bought houses to LIVE in. Listening to a "home invester" couple talk is almost scary. And the current sanity re-entering the housing market must make them sound even more desperate...
