Perhaps more FSBO's at inflection points? No equity at bottoms and a stampede of buyers at tops<g>

I don't know about your part of the country, but we don't get many FSBOs around here until they already sense their equity will decline or has decined, and they don't want to pay a commission to a licensed broker, because that would further cut into their equity and net proceeds from the sale.

(I've lived in the same zip code for most of my life. The foregoing is my observation. Facts could change. Conditions could change. But FSBOs don't do that well where I live and never have. Main reason: the buyers don't like or trust them.)
