I bought my own house from a FSBO, who didn't even have it on the market at that time....We just happened to like his property and happened to meet up with him while driving around looking at properties......I won't go thru that personal buying process again, though. It only took more than a year to make a deal with that cat. We wound up taking him to small claims court over certain matters.

We came out ahead in the deal, in my humble opinion, but he was hard to deal with. Experience since then has taught me that all FSBOs are hard to deal with. Not worth it for the average buyer.
