That happens with the interest only homes and new home owners with little equity.

That's one of the keys. I know people who have arrived in the Bay Area and have interest only mortgages, but with enough equity that they've actually made a paper profit. But they are only doing this as an alternative to renting, not for speculation, and do not plan to stay here.
