In some places like S. Cal and Florida, speculators are 25% or more of the owners. They'll bail en-mass when the appreciation stops, and inventories will spike. Then, depreciation starts.

I've already bought in at the bottom of two of these cycles, one in the mid-eighties in Austin, Tx., and the other time in S. Cal in the early nineties.

RE is always local. Your local conditions may not reflect bubblezone conditions, but huge bubblezones exist on both coasts.
Much of flyover country America is relatively unaffected.
