Back in the 70's the malls hollowed out the local downtown. Parking was a big reason. Then we got 2 Super Walmarts, a Sam's club and a Meijer's. Where ever a big box is built 50 stores open in the area because of the traffic. The malls have had to adept to keep going.

Downtown went from dead to thriving. Because the courthouse and city offices are downtown, law offices and financial offices have replaced the dying retail shops, plus diners and coffee shops to feed those people. Bars and fine dining places take over at night. Plus there are some niche businesses like watch repair shops and such.
