Due to the sunk costs in land and development, most builders would have better ROE if they sell at 10% discount rather than delaying building. Now this is the soft landing model.

Unfortunately, if every builder chooses this route, it becomes an all out beggar thy neighbor model. Compound that with higher interest rates, slowing existing home sales (limiting trade ups to new homes), I think this soft landing scenario is not possible.
