Interesting data on new home sales in Orange County

Feb. 27/2006 YOY:

Prices:
+13.6% Resale homes
+16.3% Resale condos
-30.3% New homes

Sales volume:
-22.8% Resale homes
-18.8% Resale condos
+61.6% New homes

Last year inventory for sale bottomed on 3/17/2005 at 4,594. Today it's at 9,943

OTOH even today inventory is not yet high. In 2005 there were 46,548 sales. If RE is slowing I'd expect inventory to be at 18,000 by June 1.
