I hear the larger public builders project increased market share for years to com thus validating the this time is different mantra<g>. That will be one of the factors that does these guys in. Betting against WCI $800k high rise condos in FL is a much higher probablilty bet than Beazer and Horton $110k starter tract homes in TX.

At least some smaller old school builders who remember past cycles can just stop building, lay off the illegals and travel with Shades and McMannis to exotic places like Costa Rica for the next 3-5 years
