i think one main difference in my area...is that there is an extremely high number of 'retirement homes' being bought early....

these people are not looking to 'profit' from the rental...only to help subsidize the carrying cost of the RE...

however, i did look at a property of an individual who could not have been over 45 who had bot his 'retirement home' and was looking to rent....i offered him about 15% less than his rental, he accepted, then i STILL backed off, deciding i didn't like the view....<g>

eventually i think these people will decide 'tis better to sell and repurchase later (once they realize property values are holding steady OR declining)

Historically, most real estate down-turns last about six years.

In California the real estate down-turn of 1888 lasted only five years, but the price decline then was far greater and faster than what we typically see today.

Market declines are a function of human psychology which hasn't changed in many years.

What I like about that board is many of the investors there are from San Diego, so should have more equity and also appear much more sophisticated than the average person who got into preconstruction flipping. Even they seem to be left without a chair when the music suddenly stopped on houses that aren't really that expensive and secondary markets stopped appreciating. Heaven knows what the level is of all those stuck in these much more expensive condos in Vegas and Florida with those astronomical HOA dues as an additional kicker..
