There are at least a few others here besides me on this board who say they are doing that now. I'm at it since January so don't perhaps have the scars of most other shorts. I guess the market makes us all nonbelievers as the market slowly climbs a wall of worry on the long side or slowly sinks in a sea of optimism on the short side<g>.

As to what makes now different from 1,2 or 5 years ago. In the past everyone betting against RE was anticipating, hoping and praying for this. Today the downturn is very real and already much deeper and uglier than the zombies that control institutional money even know. We are still in the first inning of a downturn perhaps comparable to 1988 for commercial RE or 2000 for NASDAQ..
