Good question and thanks for that update. I know all us shorts are appreciative<g>.

The market even where I am about 90 miles south of you is horrendous for existing single family even though my area was built out by the late 90's and most everybody is a end user living in their home.

I see huge cracks in condos already. Only a matter of perhaps another quarter or two before the shit really hits the fan. Those carrying costs for speculators and builders are incredible. Seems all those who need the game to continue say we have 1k people a day moving to FL so all will be fine. Well we also had 1k a day moving here 10-15 years ago too. What really changed?
