most boomers won't be relocating for retirement. the vast majority want to be near their family. Their kids and grandkids are likely entrenched in their current communities and won't/can't go anywhere.

I disagree based on what I see here in Fl - Most of the retirees I see at 65 have left family to get to nicer climate and more golf/fishing and other retirement activity. I see many of these retirees come with friends from home who have also retired. They flock like seagulls. However many after losing a mate or getting very old, broke or sickly do return to where thier kids/family are. From my conversations with them - Many don't want to do that because they feel thier kids don't want them around - but they are forced into being a burden on thier children.

The guy from Departures Magazine is on CNBC right now talking about wealthy boomers wanting to travel internationally.

The lucky ones will be encamped 20 to a McMansion. The unlikely ones will be in labor camps or debtor's prison. Most "current communities" will be inoperable and substantially depopulated since their suburbs will be nonfunctional due to lack of oil.
