I've never been in one. I just put up a big building and the city inspected and approved it. That should be good enough. On some other property I actually have mineral rights in my deed.

I've lived both in neighborhoods with HOA's and without.

The HOA neighborhoods had certain restrictions, such as types of roofing materials and paint colors that can be used. Where I lived before, the CC&R's required shake roofing only. That's a fire hazard. I and several other interested homeowners got placed on the architectural control committee and did a through investigation of alternate products. We made recommendations, and now certain high-end asphalt composite shingle products are allowed.

The plus side to living in one of these communities is you're assured that your next door neighbor won't turn his yard into a pit bull play yard, with an old truck up on blocks in the driveway.

My attitude is, if you can't abide by those types of restrictions, don't buy a house in a community that is governed by CC&Rs.

I live in a HomeOwners Assoc. I have been on the board for 5 years, most of them as President. I finally had to get off the board as the residents were driving me nuts. 90% of the people abide by the rules but its always the proverbial 10% that make the trouble, and if your association allows RENTERS they are the WORST OF ALL. This was my first and will be my LAST experience with HOA's. Only thing worse is CONDIMINIUMS. jdn
