Can really get slimey.

Maybe that marine paint with the grit in it for
traction, ha! I think painting is not a bad idea
when you expect to replace it. But I wont paint
it a second time, just tear it down and get myself

Yes. You've got to do it. It hardly lasts. And, if it's not too late, get the sander out.

I'll check my garage. We've used a 'marine' type that I can't recall because I skipped that chore last year and pulled pressure wash duty (not on deck) instead.

Are you cursed with living in Zone 8 also?

If its ground floor replace with concrete. As a concrete contractor - I am being serious. Why spend every spring when the weather gets wonderful working to maintain? New stamped, or stained, or washed finishes are really cool.
