Entry level Waikoloa resort area condo:

$600k

Monthly cam = $650
Taxes = 450
Utilities = 400

Monthly nut(not counting mort., wear and tear, misc.) $1,500

Net vacation rental income avg per month $1,000-$1,200

Long term rents are asking $1,800 but doubt there are takers at that price. Probably $1,500 and you can waive the utes(renter will pay) then so that is better than vacation rental at this time. You can net before taxes $400 on a $600k condo. That is entry level pricing.
