How is it more predictable than rent? That's my question.


The monthly principle and interest payment doesn't change for 30 years. Imagine if you could get a lease where 85% of the cost of your rent didn't change for 30 years and the other 15% was simply set to rise at the same rate as CPI inflation. Rent is NEVER that predictable. You can't even predict that the same owner will own your unit next month. The longest time period you can predict is for the life of your lease.
