John:

If you did a lot of the work yourself, I can believe it. I have tracked my personal home building over the past 15+ years (5 houses) and it ends up being ~ 50% materials, ~ 50%labor. Land costs are all over the map so I have excluded them.

I have concluded it is a nice way to build capital since the profits are tax free and typically end up with about 20+% "instant equity" over comparables within the same subdivision.

<<< You can't even get just the granite countertops for $35/ft^2, even without the installation! >>>

So... I guess paying less than $3. ft would be...out of the question?

builddirect.com

If you're willing to buy quantity, 20ft container lots, and pay shipping, the prices available for this "exclusive" upgrade rivals ....formica.

Builders, Maronda Homes, as an example, make quantity deals with suppliers and then contract to have the product/material they provide installed.

Imagine the pricing a large builder can negotiate when buying 20-30 containers a year....

Factor in the shipping costs and installation and I believe the cost is far less than most people believe. Of course, the small builder doing 6-12 homes a year can't go this route. I'd even bet that if you were a big outfit, the shipping costs would get cut down drastically.
