IMO high commodity inflation, declining productivity, higher taxes, insurance and utilities can cause a significant increase in rents while wages are stagnant.

I think that living standards will decline sharply going forward.

If the Fed continues current inflationary policies, oil will get to $150, causing many exurbs to be abandoned and forcing many families into apartments closer to cities, where they might have to double up in apartments in order to afford them.
