Aren't they in effect borrowing money to buy stock? You will find that the top echelon were also selling personal shares while buying back shares for the company. i think the word "crooked" comes to mind.

JOE's one of those who has another 25-40% down left in it but because they own tons of land outright at zilch, for cost, I think they will survive.
They haven't been a short of mine because of that but that have been short material none the less.

Because land values went up roughly 10 fold in Florida since 2002 so in their eyes the stock price is dirt cheap. The cost of living in paradise or they ain't building anymore land here I'm always told<g> I do think land values give back a huge chunk of that gain the next 3-5 years.
