EJ do you think the little guy in the RE biz takes a big hit too this time out? I remember by 1992 small time builders all went under and there was almost nobody left to call themselves RE investors. Everyone seemed gun shy but yet today I still see a ton of people in the game on the investment side and building side still very aggressive in doing deals. Check out your local counties and I bet you still see folks buying overpriced $500k suburban houses at the courthouse steps for $460k cash not realizing the new subdivision down the block that Ryland or Horton is selling the same exact home brand new for $425k or that the $500k comps from Jan-Feb are old news or that the comparable MLS listings at $500k+ are not moving. Meanwhile on the building side it seems the pace of new construction is accelerating. Interesting times..

thanks, so since you think things are collapsing faster than the last downturn should we expect the bottoming process to occur sooner, maybe 3 years into it then?
