I love downtown Dallas and I think it will be very sustainable as many "neighborhoods" are close by to support the evening/weekend businesses. That's what you're referring to I assume when you say sustainable?

Austin still has a lot of central single family residential neighborhoods. Has east of I-35 downtown been taken over by the yuppies yet and gentrified? Or is it still regarded as "undesireable"?

I think Austin would be a truly great city if it added light rail to the transport mix there. Jenna could get falling down drunk on Sixth street and take the train home!
