In this case it was corn fields and a Farm & Fleet. WalMart brought in the apartments and other businesses.

Our east side has been growing beyond my belief, all McMansions. Zoned out all the businesses there. People have to drive 5 miles to get gas. Once the home building slowed the next jump were businesses.

Odd thing with all the new building, retention basins had to be installed for all the rainwater. Of course if you buy a new 8,000 sq ft home that basin has to look like a pond. Years ago we used to see geese fly over in the spring and fall. Now with all the ponds we have a large population of geese living here all year.

Usually its the traffic that brings the retailers. Most large food franchises for example have curbside traffic quotas for a site before they'll authorize granting the franchise. Anybody that is going to open up a retail business is going to do a traffic analysis before leasing a site. Traffic drives business, and business drives more traffic. Its a feedback.

gas stations all built on traffic count

ps remember station built and didn't do much business , area manager who did the numbers counted the traffic flow however it was morning flow and most drivers do not stop for gas in the morning. perhaps most are always late for work or will just make it. going home , not much business as it was a divided highway. g no way for traffic to get over to station. it took a few years to build up enough business to make the investment profitable.
