There is an easier way to find what the market is doing, at least in some Florida counties, using public databases. You can display the map of a neighborhood with house sales in the last 3 years, color coded depending on when they sold. You then compare the sales prices of recently sold houses with their assessed values. When a housing bubble bursts the difference between sale prices and assessed values starts narrowing. This is dramatically evident in my Florida county (Palm Beach).
