Welcome. I am in complete agreement that HBs are a long way from the bottom. We're just beginning to see the weed-strewn lots with half-buried "New Homes Coming" signs laid flat. Sales and price increases were generated with generous credit given to anyone with a signature. The flippers and speculators who accounted for a significant part of the euphoric rise are gone. Now there's at least 4-5 years of fat that needs to be cut.

I am sitting in some puts that were hit by the recent bounce. Will be adding as Fed news is digested. Though at this point, it's not just the rates that are hurting HBs. If that were the argument, we're still near historical lows.
