Right; it's basically a commodity market. When the prices get too high, the pool of buyers shrinks. Coupled with rising mortgage rates and it shrinks more. Toss in a huge inventory, and the psychology of a 'buyers market' adds to the problem.

These issues are not solved overnight... it will take years for the shakeout.
