Aye, that is the trick.

It reminds me of Steve Martins guide to making a million dollars and not pay taxes ... First make a million dollars!

I think the most important part of that trick is to stay out of debt early. Before we bought our first house my wife and I lived in a series of absolute dumps. One I recall had the bathroom floor completely rotted away and the toilet was perched in the open hole on top of the sewer pipe as if on a pedistal. A carpet remnant kept the breeze from blowing up through the floor and there was a board laid across the chasm approach to the throne.

We had friends living in nicer apartments, but we paid $50 month for the whole place and put several hundred a month away. In a couple of years the right combination of savings and opportunity got us into a tidy little home with a cement floor and a big yard.
