Agree! I have sat here and lurked over the years and just shake my head every time that I see a blog being pumped ad nauseum knowing that it will eventually turn into another pay-for site eventually like so many others

I don't know if that was directed at me but if so, I cover my position on my policy page and in my statement of purpose.

Anything that is public now will stay public is what it boils down to, and considering all the PITA stuff with a newsletter, I doubt that I'll ever go there. I do the charts and stuff anyhow, its not a huge deal to maintain a site.

This silent reflation not being properly reported has been felt disproportionately in the coastal bubble markets till this time. It is not just energy prices which no one can avoid to a great degree. Pass through of RE costs at home, where you work, where you shop, your medical needs ect.. are enormous. Costs get passed down to the consumer if they are nondiscretionary essentials in your daily life.
