So about once every 20 years it seems. Doubt we get another boom quite like this one in our lifetimes. Few still around today who were adults during the great depression. Someone who turned 21 in 1935 would be 92 today.

Few listened to John Templeton..90% drop in CA will be in real terms perhaps? No way you get more than 40% in nominal terms IMHO except most speculative overbuilt submarkets.
