I agree with your basic premise. What happens now that the 1031 exchange mania is in the bottom of the ninth inning? Many smaller commercial properties across this great land were pushed up in price quite dramatically because much of it was TIC related which is another gold rush few talk about. Those who chose to go solo went to the heartland and have been buying all the residential they can for long term rentals. I've tracked some places and the number of homes for rent in markets like Dallas and Austin up significantly since the spring.
