I agree with you, we seem to still be in the very early phases. However, I have a friend in Willow Glen who has reduced 7.5% within 5 weeks. His place is easily the best price-point in Willow Glen, and it still hasn't sold.

I don't know how far prices will fall but it's ok to put the spurs to sells now. I'm thinking of putting in an offer with a bunch of contingencies. Enough to push the price down at least 100- 150k.
Although even at 535 the dump still needs 200 more like 300 imo. The question is will it be worth that afterwards sense we're no where near a no brainier stage. I just want the location so I may do something stupid. Wouldn't be the first time.
