I am doing some more digging now and will have a better feel in the next few days. Time is of the essence.

HRB is releasing earnings so they have to say something.

FHN qtr ends Sept so they really did not have to announce so early. I am guessing conditions are deteriorating so bad so fast that they figure they better warn now?

All lenders are in the same boat. Who is going to come clean next?

My basket of mortgage lenders are only 1/2 to 3/4 full right now. Yesterday was a great day to add but I was too busy doing my DD.

'..major condo bust underway as well'

It will take some more time as more and more distressed sellers bail at lower prices and everyone else still asking for late 2005 prices has to follow suit if they want to sell. Florida will be ugliest of all. Older folks from up north are thinking more and more about just bailing due to skyrocketing RE taxes and HOA dues that will be triple what they were only 3-4 years ago..
