But as I understand it takes up to 6 months for a delinquent loan to become REO. How come that we see a big number of REOs but haven't seen many delinquent loans? Flippers just sending keys to banks?

EDIT: Shouldn't so many REOs start moving prices down as banks become eager to unload?
