Sounds like true inventory could even be worse than we are thinking.. You guys are right. With so many in debt like never before there is no equity and thus no reason to even attempt to list in MLS. Ths record numbers are staggering for those who bought no money down the past couple of years. I doubt many who bought since the beginning of 2005 outside of the few late stage areas still appreciating of late has the cushion given the flat to down market plus accrual of interest to principle on toxic ARM's.
