First, it takes 1/2 second before the building starts to move.

That's because gravity doesn't pull things at a constant speed. Instead it is a constant acceleration. That means the first part of the fall is rather slow.

Your video ignores this fact when grabbing time, but tries to keep the whole distance. None of those formulas are valid if you don't consider the whole acceleration, including that part which is very slow at the beginning.
