Sounds like even being optimistic with the assumptions it is not much more than half the asking price to get any decent cash return above the risk free rate, while being optimistic and getting full rent with no down time and dropping your $600/month operating expenses down a little.

So how do we make up this gap in coming years? Rents up 30-50% and values down 30-50%?
