Has the Detroit area had any home appreciation in the last 5 years?

To get an accurate answer I'd have to ask my wife to do some comps and she's not here.

My guess is there are some areas such as Royal Oak and Ferndale that have sales (occasionally) that still have some five-year appreciation.

I am sure there are a lot of houses everywhere else that have asking prices with five year appreciation. My wife has told me of some sales where people paid too much and paid 2003 prices. I suspect there are very, very few actual sales with prices higher than five years ago. I am sure some sales are at prices no higher than in the late 90s.
