I question this statement:
Go south 75 miles to built out Ft Lauderdale where we only build new high end vacant condos with no end users in the same time zone you'll find mid price range and lower apartments and homes for rent in short supply for the working class are easily 30% higher than two years ago..

I do not think so
Before my son rented that empty condo he was looking at a few at $2000 -$2400 that are still empty.
