For many years the primary cause of default on SFD loans was divorce. Cooperatively maximizing value on their residence was well down the partners' priority lists.

Have no idea what the primary cause of default is today, but in this down cycle it might be inability to pay or recognition that the loan amount is greater than the home value. The latter occurred frequently in the oil patch during the 80’s concurrent with job loss.
