do you find auctions are worthwhile? Which type of auctions, bank auctions or builder?

We had a few of those last time around here, and for the most part, the end sales prices were higher than you could get just driving around making somebody an offer.

Have a hard time wrapping my mind around your opinion, but that's OK. I said upfront that lease/option stuff isn't for every seller or every renter/buyer. Probably works best for an owner who has a lot of equity and a renter who likes the place enough to put up some nonrefundable option fee money and wants to own it later.

As for the renter thinking he's getting a good deal because he's not paying the owner's carrying costs....doesn't compute for me. But probably there is a good reason why the person in question likes the place and likes the amount he's paying. We'll let it go at that and assume everyone's happy, which actually should be a goal in every real estate deal.
